Growth prospects of Cebu property market

The Cebu property market has been affected by pandemic-induced disruptions to the country’s economy.

Office leasing here, for instance, remains challenging while the launches and take up of residential units were down as of the first nine months of 2020. However, we see some positive developments including the government’s anti- COVID-19 efforts, and we are optimistic that these are likely to support the growth of the region’s property market moving forward. This year, we are already seeing shifts in market preferences and these are likely to redefine the Cebu property market post-pandemic.

Cebu’s real estate market was the main focus of Colliers Philippines’ property webinar on Thursday. I was joined by my colleague, Colliers Philippines director for office services Dom Andaya; Innoland Development Corp. COO Charles Ong; and former CIB.O managing director Wilfredo Saa Jr. We discussed trends in the Cebu property market as well as recovery enablers.

코로나 19 시대 이후에 부동산 시장 선호도가 변화하고 있으며 이후 세부 부동산 시장이 재정비 될 가능성이 높다.

지난 목요일 콜러스 필리핀스와 이노랜드 디벨롭 코퍼레이션 등 부동산 관계자들이 웨비나를 가졌다.

콜러스에 따르면 2007년 이래 세부에서 작년 2020년 기준으로 가장 높은 19.9%의 공실률을 기록했다.

메트로 세부 지역의 오피스 임대 공실은 더욱 증가할 것으로 여겨진다.

그러나 콜러스는 만약 시장 경기가 회복되면 IT 파크나 비즈니스 파크 등의 주요 허브에서 더 빠른 회복 속도를 기대할 수 있을 것으로 전망된다.

세부는 메트로 마닐라와 함께 세계에서 경쟁력있는 아웃소싱 관련 지역으로 손꼽히고 있다.

메트로 마닐라 외곽과 함께 최고의 주거 투자 허브로도 인식되고 있다.

중산층을 위한 콘도미니엄의 수요는 메트로 세부 지역의 출시와 점유율을 주도하고 있다.

이 부분의 프로젝트들은 2021년 말부터 2022년까지 수요 회복을 부분적으로 촉진할 것으로 예상된다.

콘도를 제외하고도 주택과 주거용 택지를 위한 대지 구매 및 투자가 여전히 매력적으로 인식되고 있다.

최종 사용자들이 견인하는 필리핀 주거용 프로젝트는 세부지역 부동산 투자의 주요 동인 중 하나이다.
